Nobody can give you honest metal roofing prices from a web page, and you should be suspicious of anyone who tries. Steel is a commodity, coil pricing moves, and the number on your quote depends on what you’re ordering and where it’s going. What you can pin down is the spec, because four decisions drive most of the gap between a cheap quote and an expensive one.

Here’s what those four are, what sits outside the panel price entirely, and how to put two quotes side by side without getting fooled.

The four things that move metal roofing prices

Gauge

Gauge is panel thickness, and it runs backwards: the smaller the number, the thicker the steel. We roll 22, 24, 26, and 29 gauge. 26ga is the most popular for a reason, and 24ga is the best balance of strength and cost for most roofs. 29ga costs less up front and dents easier, which matters more on a shop you’ll walk on than on a barn you won’t.

Substrate

What’s under the paint. Galvanized and Galvalume behave differently over time, and the coating weight affects both price and how the panel holds up through Pacific Northwest wet-dry cycles. This is the line item most likely to be quietly downgraded between two quotes that look identical.

Paint system

What the panel price doesn’t cover

A per-square or per-foot panel number is not a roof. Budget separately for trim and flashing, fasteners, closures, underlayment, ridge and eave details, delivery, and labor. Why two quotes come back different

Normalize before you compare. Three things account for most surprises:

  • Coverage width versus overall width. Panels overlap. A quote priced on overall width buys you less finished roof than the same number priced on coverage.
  • Gauge or substrate substitution. Ask what gauge and what coating, in writing, on both quotes.
  • Trim counted or not. One supplier lists it, the other assumes you’ll ask later.

Common questions

Is a metal roof more expensive than asphalt?

Up front, usually yes. Over the life of the roof the math changes, because a properly installed steel roof outlasts several asphalt tear-offs and doesn’t need the same maintenance. Whether that pencils out depends on how long you’re keeping the building.

Does color change the price?

Solid colors generally price alike across our 44 plus color range. Wood-look prints like Smooth Cedar, Barnwood, and Burnt Wood Charcoal, along with specialty finishes and Cor-Ten, sit above standard solids because of how they’re produced.

Can I get a firm number without a measurement?
