When you’re planning a new metal roof, two questions come first: when can it start, and when will it be done? A roofing project timeline for a metal roof runs in a predictable order, and the stages that slow most jobs down happen before anyone climbs a ladder. Here’s each stage, what drives how long it takes, and how to keep yours moving.
A quick note on who does what: Metal America roll-forms the panels and trim in Post Falls, Idaho, and Spokane Valley, Washington. We don’t install, so your contractor (or you, on a DIY job) handles the work on the roof. Both sides of that schedule are covered below.

The roofing project timeline, stage by stage
1. Measure and figure the roof
Everything starts with accurate numbers: panel lengths, panel count, and trim. Get these wrong and you’ll lose time later waiting on a second order. Our guide to figuring metal roofing walks through the method with a worked example.
2. Get quotes and compare them fairly
Gauge, substrate, paint system, and panel profile drive most of the price difference between quotes. Line them up spec for spec so you’re not choosing on a number that isn’t comparable. Our article on metal roofing prices shows how to normalize two quotes.
3. Choose your panel and color
This is where a lot of projects stall. Order free color sample chips early so they’re in your hands while you’re still collecting quotes, not after. Settle on the color before you order, because changing it once panels are in production resets the clock.
4. Line up your installer
In busy season, the installer’s calendar is often the longest wait on the whole roofing project timeline. Book early and confirm the start date before you order panels. If you’re still choosing someone, our guide to vetting steel roofing contractors lists the questions to ask.
5. Order and roll-forming
Once the order is in, we roll-form your panels to the exact lengths you need and match the trim. How long this takes depends on the season, the profile, and the color. Our 26 and 29 gauge WeatherXL stock colors are the quickest route, colors to order take longer, and our specialty colors carry longer lead times still. Ask for the current lead time when you get your quote. Our guide on how to order custom metal roofing panels covers what to have ready.

6. Pickup or delivery
Panels come from Post Falls or Spokane Valley. Plan where they’ll land on site: they should sit flat, dry, and covered until they go up, so you’re not dealing with scratched or water-stained panels on install day.
7. Tear-off and prep
If the old roof has to come off, that’s its own step, and the deck may need repairs once it’s exposed. In some cases a metal roof can go over existing shingles, which can shorten this stage. Our article on putting a metal roof over shingles explains when that’s an option.
8. Installation
Exposed-fastener roofs like Tuff Rib and PBR generally go on faster than standing seam, which has more detail work at the seams, clips, and trim. Weather matters here too: Pacific Northwest wet-dry cycles and early snow can push a start date, so build in some slack.
9. Final walkthrough
Before you sign off, walk the job and check the edges, trim, fasteners, and cleanup. Our checklist for evaluating metal roof installation quality tells you what to look for from the ground.
What slows a roofing project timeline down
- Late color decisions, or a change after the order is placed.
- Measurement errors that mean a second order for short panels or missing trim.
- Specialty colors with longer lead times.
- Installer availability during peak season.
- Weather, especially rain and early snow in the Inland Northwest.
- Permits, which vary by jurisdiction, so check with your building department early.
FAQ
How far ahead should I order panels?
Order once your measurements, color, and installer start date are locked in, then ask us for the current lead time on your profile and color. Stock colors move fastest.
Can I pick up my order myself?
Yes. Both locations are open to the public and walk-ins are welcome, so you can pick up at Post Falls or Spokane Valley.
The bottom line
Most of a roofing project timeline is decided before work starts on the roof. Measure carefully, lock in your color and installer early, and ask for current lead times when you quote. Do that, and the roof itself is usually the quickest part of the project. When you’re ready, request a quote or free color samples, or give us a call.
