Evaluating metal roof installation quality is mostly about looking at edges. Field panels rarely fail. The eaves, ridges, valleys, and anything that pokes through the roof are where a rushed job shows up, usually two or three winters after the crew has moved on.

Start From the Ground With Binoculars
You’ll learn more from fifty feet back than from up on the roof. Walk the whole perimeter and sight down each plane of the roof.
Panel lines should run parallel to each other and square to the eave. A panel that drifts out of line means the crew didn’t set the first one right, and everything after it inherited the error. Ribs that fan out or converge as they climb are the clearest sign of a rushed layout.
Some waviness in the flat of a panel is normal and cosmetic. It’s called oil canning, it shows up on good roofs and cheap ones alike, and it isn’t a defect on its own. Fasteners on an Exposed Fastener Roof
If your roof screws through the face, this is the fastest quality read you’ll get. Screws should sit in straight rows, driven perpendicular to the panel, with the washer compressed evenly and not squeezed out sideways.
What you’re looking for is the bad stuff: screws driven at an angle, screws overdriven so the washer is crushed and bulging, screws underdriven so the washer isn’t sealing at all, and any screw that missed the framing behind it and is just hanging in air. A few stray misses happen on any job. Rows of them mean nobody was paying attention.

Seams on a Standing Seam Roof
Standing seam hides its fasteners, so you’re reading the seam instead. Seams should be uniform in height and fully engaged along their whole length, with no gaps where a panel didn’t lock down. On mechanically seamed roofs the fold should be consistent rather than opening up in places.
Check that panels are free to move. Steel expands and contracts, and the clip system exists so panels can slide. A panel pinned rigidly at both ends will buckle or tear its fastener holes eventually. Trim, Ridge, and Flashing
This is where most metal roofs actually leak, and it’s where you should spend most of your attention.
- Ridge cap: should be centered, straight down the peak, with closures in place under it. A wavy ridge line is visible from the ground.
- Eave and rake trim: should be tight and continuous, with laps running the right way so water sheds over rather than into the joint.
- Valleys: should be clean and free of fasteners in the water path.
- Penetrations: pipe boots and curbs should be properly sealed and, on standing seam, should not lock the panel down.
- Sealant: should be a thin, tidy bead where it belongs. Heavy smears of caulk are a repair, not a detail, and they usually mean something underneath wasn’t right.

Damage, Cleanup, and Paperwork
Look for scratches through the paint, dents from dropped tools, and footprint marks in the flats. Minor scuffs happen. Deep scratches into the substrate need addressing, since that’s where corrosion starts.
Then check the ground. Metal shavings from cutting and drilling are the quiet killer here. Left on a panel, they rust and stain the finish permanently, and left in the grass they end up in tires and paws. A crew that magnet-swept the site and blew off the roof cared about the details you can’t see either.
On paperwork, get the panel manufacturer, profile, gauge, and finish in writing, plus the paint warranty and the installer’s workmanship warranty, which are two different things. If you weren’t given a manufacturer name, that’s worth asking about.

What are the most common metal roof installation mistakes?
Overdriven or misaligned fasteners, panels set out of square from the first course, missing closures at the ridge and eave, and sealant used to cover a bad trim detail. Debris left on the panels is a close fifth.
Can I check a roof myself or do I need an inspector?
Most of what’s above you can see from the ground with binoculars. For anything involving climbing, hire someone. If you’re in a dispute with an installer, an independent inspector’s written report is worth the money.
How soon should problems appear?
Layout and fastener issues are visible immediately. Leaks from bad flashing often wait for the first hard wind-driven rain or the first freeze-thaw cycle. Walk the roof line after the first serious storm.
What if I find problems after the crew has gone?
Document everything with photos and dates, then contact the installer in writing while the workmanship warranty is live. Regular metal roof maintenance checks are how most owners catch these things in time.
